How to Choose the Right Unarmed Security Provider for Your Property

Every security company you talk to will tell you their officers are trained and their coverage is reliable. The license on the wall says the same thing about all of them. So what should actually decide who gets the contract?

Start with training, not headcount

Ask where the officers were trained and by whom. A company that runs its own state-registered academy — rather than subcontracting training to whoever's cheapest — has a direct stake in how its officers perform on your property. It also means faster replacement coverage when someone leaves, because the training pipeline doesn't depend on a third party's schedule.

Ask how incidents get documented

A verbal "we'll write it up" isn't a system. Ask to see a sample incident report, and ask how post orders and check-ins are logged. Companies running modern workforce software can show you a digital audit trail; companies still using paper logs usually can't produce one on request.

Match the coverage to the property type

Industrial sites need officers comfortable with access control and shipping/receiving procedures. Residential communities need officers who default to being approachable, not just authoritative. Commercial and retail properties need officers who can de-escalate in high-traffic, high-visibility settings. A provider that offers one generic training track for every post type is optimizing for their payroll, not your risk profile.

Check how fast they actually answer the phone

This sounds basic, but it's the single most common complaint property managers have about their security vendor: something happens, and nobody picks up. Before you sign, ask what the actual escalation path looks like after hours, and who owns it.
